1. Check the size of the Bedrooms

Sure the house has the right number of bedrooms you're looking for, but are they big enough? Think about what's in your bedrooms and make sure your items and furniture will fit into the rooms of house you're interested in. If the bedrooms are too small, you'll have a lot of headaches and spend extra money buying new furniture. This also applies to the other rooms in the home like the family and dining rooms.

2. Is there enough Storage Space?

Storage space is often an overlooked commodity when looking at a home. It's easy to get enthralled by the beauty of the house, but forget to check if it has enough storage space for your stuff. Often in newer home, storage space is scarce, so make sure a house has enough for you. That also includes checking kitchen cupboards and closets to ensure sure they have enough room.

3. Soundproofing

This can become a big issue down the road if you buy a house without making sure its soundproofed enough. There's nothing worse than being able to hear every conversation in the bedroom beside yours or every conversation your next door neighbours are having in their backyard. Also double check there is adequate soundproofing between the main floor and basement.

4. Check the Roof

In terms of saving you money in the short term, you want to make sure the roof is in good shape. If the house has a flat roof, make sure it's sealed properly. A new roof should last 15-25 years, depending on the materials, so unless the home is more than 15 years old, the roof should be OK. A good home inspector can tell you about the state of the roof and whether and when it will need to get replaced.

5. Signs of Dampness?

One thing that's easy to overlook is dampness in a home you're looking at. But there are signs you can look for such as watermarks on the ceiling or walls, sometimes they'll be on the floor or carpet as well. You may also notice a mouldy smell. Again, a good home inspector has tools that can detect moisture in a home.
